Founder Story
It started with a discharge planner and a Friday afternoon.
Gia spent years inside Georgia's licensed care system — as a caregiver, then a manager, then an administrator — watching families make the biggest decision of their parents' lives in 48 hours with almost no reliable information.
The two options families were offered both failed in predictable ways. Large communities had clinical structure but rotated staff so quickly that no one noticed the quiet decline in a resident's appetite. Small homes offered warmth, but often without documented medication passes, written care plans, or anyone accountable when a caregiver called out at 6 a.m.
Anderson Elderly Residences was built to refuse that trade. Six residents. Real bedrooms, a real kitchen, a real porch. And behind that domestic front door, the administrative machinery of a regulated healthcare operation: written plans, audited logs, trained staff, escalation paths, and a family reporting rhythm you can count on.
Gia still takes first calls herself. If your parent moves in, you will know the person accountable for their care by name and by phone number.

If we are not the right fit, we tell you during the tour and point you somewhere better. A wrong placement costs a family far more than an empty room costs us.

Every home opens with its license, staffing plan, fire safety documentation, and training hours in place — not retroactively assembled after the first resident arrives.
The residency constraint, solved
Georgia limits how many residents a personal care home may serve. Instead of fighting that ceiling, we replicate a tightly documented six-resident model so quality scales with the number of homes, not the number of beds per home.
One administrator per file
Care plans, medication logs, incident reports, and family communication all sit with a named administrator. Nothing lives only in a caregiver's memory.
Acuity honesty
We assess before we accept. If a person's needs exceed what a personal care home may legally provide, we say so on day one and help find the right setting.
